The cold wave in the sales market in the Gyeonggi region continues, but the sales volume is pouring recently.

According to the Ministry of Land, Infrastructure and Transport on the 4th, in October, sales in the Gyeonggi area reached 11,600 homes.

This is in contrast to the 5,080 unsold households.

In the case of unsold households, there was a decrease of 8.5% compared to September (5,553 households), but increased by 529.5% compared to the same month last year (807 households).

In this situation, in Gyeonggi-do last October, the sales performance suddenly expanded.

Sales in the Gyeonggi area in October increased by 154.3% from September (4,561 households) and 84.0% from the same month last year (6,304 households).

This is interpreted as an increase in performance as developers postpone the pre-sale schedule to a time when they could raise the pre-sale price.

The Ministry of Land, Transport and Maritime Affairs raised the basic construction cost this year by 2.64% (March), 1.53% (July), and 2.53% (September) due to the increase in raw material prices, and the third increase in construction costs began. to be reflected from September 15th. .

For these reasons, it is believed that the pre-sale sales volume increased in October as the pre-sale volume increased.

A real estate industry official said, “The first half of the year appears to have been election season, and the fact that the sales schedule has been pushed back to October with the government appearing to easing related regulations and raising construction costs in mind. played a big part.” It will come out, but since we have delayed the delivery schedule to a time when we can raise the pre-sale price, the pre-sale performance seems to be high.”

He added, “From the developer’s point of view, it can be judged that it is better to sell at a discount at a higher price than to sell at a low price.”
